Responsibilities
GENERAL
Responsible for overall project success
Serve as day to day contact for all project related communication and issues.
Manage trade partner execution of project scope of work.
Coordinate and collaborate with Project Superintendent and other Pride team members regarding project logistics, approach and schedule.
Clearly communicate and report project status to all stake holders on a regular basis, including ownership, design team, trade partners and Pride upper management.
Proactively identify project constraints and risks and prioritize resolution with all team members to minimize and mitigate impacts to the project schedule and budget.
Chair regularly scheduled Owner-Architect-Contractor and Trade Partner meetings and prepare meeting minutes.
Provide Monthly Reporting to project stakeholders if required.
SAFETY
Responsible for ensuring work is performed according to and adheres to OSHA and Pride’s safety standards.
Ensure project safety documentation is in order and up to date.
SCHEDULE
Develop project baseline schedule logic to meet project contract duration by collaborating with Project Superintendent and trade partners.
Familiar with Microsoft Project
Perform monthly schedule updates documenting work in place progress and schedule impacts.
Review project look ahead schedules prepared weekly by Project Superintendent to forecast and identify potential schedule impacts ahead of monthly schedule updates.
COST CONTROL
Review and establish baseline project control budget based on trade partner award/buyouts.
Manage and update project cost and profit forecasts on a monthly basis.
Monitor and forecast project general conditions staffing and general requirement expenses on a monthly basis.
Identify, communicate, track and submit change order proposals for any project scope increases to project shareholders in a timely manner and within contractual time limits.
Review and track any trade partner change order proposals for entitlement and confirm the cost is substantiated and accurately reflects scope of work.
Establish monthly payment application review schedule with project stakeholders to ensure timely and regular funding and cash flow of work in place.
Prepare and update project billing projections based on project schedule.
Review and ensure monthly trade partner payment applications accurately reflect work in place and assist project accountant in collection of all required billing paperwork.
ADMINISTRATIVE
Establish project procedures and reporting for document control, RFIs, submittals, material procurement, LEED and QA/QC and monitor project team to ensure procedures are being followed.
Review project requirements for insurance bonding, certified payrolls, and EOP and ensure they are being tracked.
Review tracking reports and assist project team members in obtaining required documentation from trade partners and ensure it is submitted to appropriate parties in a timely manner.
Qualifications
5+ years’ experience in construction/project management (2+ years as Project Manager).
Proficient in Procore, Microsoft Project, Excel, Word, PowerPoint, Teams, OneDrive, and Bluebeam.
Strong background in budget management, scheduling, and contract administration.
Ability to manage multiple trade partners and maintain quality and safety standards.
